Fixed-term tenancies scrapped

From 1 May 2026, private tenancies (not university halls or PBSA) became rolling "periodic" tenancies with no fixed end date. You can leave with two months' written notice — no more being locked into paying for an empty room over summer if you time it right.

Doesn't apply to: university-owned halls or purpose-built student accommodation (PBSA) — they're exempt and can still use fixed terms.

Guarantor schemes No UK guarantor?
From ~5% of annual rent

Services like Housing Hand or RentGuarantor stand in when parents can't act as a UK guarantor (common for international/estranged students). University-partnered rates are often cheaper than going direct — some unis cover the fee entirely for care-experienced or estranged students.

Check first: ask your university's accommodation office if they already have a discounted guarantor partnership before paying full price elsewhere.

Deposit rules & protection It's the law
Capped at 5 weeks' rent

For annual rent under £50,000, your deposit is legally capped at 5 weeks' rent, and a holding deposit at 1 week's rent. Your landlord must protect your deposit in a government-approved scheme — if they don't, you may be entitled to compensation.

Also new: landlords can no longer ask for more than one month's rent in advance under the Renters' Rights Act.
